Buildings and Contents Insurance for Your Home
The “boring” bit that matters more than you’d think, especially the first time your lender asks for proof it’s in place.
Should you fail to disclose or misrepresent a fact, then you risk the insurer only paying part of the claim, declining to pay all the claim and possibly declaring the policy invalid.

The Cover Your Lender Will Ask About
Your lender will usually insist on buildings insurance before completion, and it’s worth having contents cover sorted at the same time, so your home and everything in it is protected from day one, not as an afterthought once you’ve moved in.
Taylor-Brown Financial arranges buildings and contents insurance alongside mortgage advice, including cover for new builds and leasehold flats.
Are You Covered for What Actually Matters?
We’ll check what’s already included, particularly for new builds and leasehold flats, so you’re not paying for cover you don’t need or missing something you do.

Buildings vs Contents, What's the Difference?
The two are easy to mix up, so here’s what each one
actually covers.
Buildings insurance
Covers the structure: walls, roof, windows and fixed fittings. Usually required by your mortgage lender, and often included in the freeholder’s policy for flats.
Contents insurance
Covers what’s inside: furniture, appliances and belongings. Not usually required, but strongly recommended, and almost always arranged separately by the leaseholder.
Home emergency cover
Covers the cost of a callout when something goes wrong suddenly, a burst pipe, boiler breakdown, or lost keys locking you out. Not a substitute for buildings or contents insurance, but a useful add-on that gets a tradesperson out fast rather than leaving you to find and pay for one in a hurry.

Frequently Asked Questions
Do I need buildings insurance for my mortgage?
Yes, almost all mortgage lenders require buildings insurance to be in place from the day your mortgage completes, as a condition of the loan.
Is buildings insurance the same as home insurance?
Not quite. ‘Home insurance’ is often used as an umbrella term covering both buildings and contents, whereas buildings insurance on its own only protects the structure.
Do I need separate buildings insurance for a leasehold flat?
Often the freeholder arranges buildings cover for the block, so as a leaseholder you may only need contents insurance, but it’s worth confirming exactly what’s already covered.
