Mortgage Protection: Cover for You, Your Family & Your Home
Because a mortgage is only half the plan.
Should you fail to disclose or misrepresent a fact, then you risk the insurer only paying part of the claim, declining to pay all the claim and possibly declaring the policy invalid.
The Questions Worth Asking Before You Need To
What happens to your mortgage if you’re too unwell to work? Who covers the payments if you’re no longer around? Would your family need to sell up?
These aren’t comfortable questions, but they’re far easier to answer calmly now than in a crisis. We’ll talk through them honestly, and only ever recommend cover that genuinely fits your situation.
A mortgage is one of the biggest commitments you’ll ever take on, and it’s worth asking what happens to it if life doesn’t go to plan. Protection isn’t the exciting part of buying a home, but it’s often the part that matters most when it’s needed, and it’s an area we genuinely care about getting right for every family we work with.
Life Insurance
Cover to protect your mortgage and your family if the worst happens.

Critical Illness Cover
A tax-free lump sum if you’re diagnosed with a specified serious illness.

Buildings & Contents
Cover for your home and belongings, arranged alongside your mortgage.

Availability and cost of cover is subject to criteria such as age, lifestyle, current health, medical history, and underwriter review.
Which Cover Do You Actually Need?
Most people don’t need every type of protection, and a good adviser will tell you which ones genuinely apply to you rather than selling you all four. Here’s the short version of what each one answers.
Life Insurance
If you’d want the mortgage cleared if you died, that’s life insurance. It’s the foundation most people start with, especially with a family or anyone who depends on your income.
Critical Illness Cover
If you’d want a lump sum if you were seriously ill but still here, that’s critical illness cover. It pays out on diagnosis of a specified condition, and it answers a different question to life insurance, which is why many people hold both.
Income Protection
If you’d want a regular income while you couldn’t work, that’s income protection. It matters most for the self-employed and anyone whose sick pay wouldn’t stretch far.
Buildings & Contents
If your lender needs the building itself insured, that’s buildings insurance, almost always a condition of your mortgage. Contents insurance covers what’s inside your home and is arranged separately, it’s optional, but simplest to sort at the same time as buildings cover.
The right combination depends on who relies on you, what you’d struggle to cover, and what you’ve already got in place. We’ll talk it through honestly and only ever suggest what fits.

Frequently Asked Questions
Do I need protection insurance to get a mortgage?
No, it’s not a legal requirement, though most advisers, including us, recommend considering it alongside your mortgage so you’re not left exposed if things change.
Can I get mortgage and protection advice in the same appointment?
Yes, that’s our standard approach. We’ll look at your mortgage and your protection needs together, not as separate conversations.
